Big potential for site of unloved eyesore

The blockish Holiday Inn next door shows how ugly insensitive development can be. Yet just across the way is one of the architectural treasures of London, the delightful Lloyd Baker estate, a harmonious enclave of semi-detached Regency houses. Nearby are other attractive Georgian and Victorian terraces linking to Clerkenwell, with its brilliantly transformed factories and workshops.

A site such as this should be the subject of a major architectural competition, with a brief that takes into account topography and proposes new public rights of way. This is a key challenge for the Commission for Architecture and the Built Environment.

A big bonus for the new owner is the potential to take over the Post Office’s own underground railway, which has a station under the site.
